Get recognized as a Community of Quality® through NAHMA’s National Recognition and Awards Program.

Affordable housing providers who create safe, attractive, well-maintained properties that are neighborhood assets deserve to be recognized for their outstanding achievements.

That’s why the National Affordable Housing Management Association created the Communities of Quality® (COQ) National Recognition and Awards program. When your property meets NAHMA’s high standards in physical maintenance, financial management, programs and services, employee credentials and other criteria, it becomes a member of an elite group.

COQ properties qualify for regional and national awards, a listing in an online registry of the country’s top affordable properties, and the use of COQ marketing materials. See below for participation and program details.

NAHMA Communities of Quality® (COQ) Process Flowchart

COQ ELECTRONIC SUBMISSION GUIDELINES
  1. Mid-Atlantic AHMA only acceps COQ applications via email or DropBox (or similar). MA-AHMA does not accept paper applications or USB Drive applications. Payment of the COQ application fee should be made via completion of the credit card invoice /authorization link noted above (which should be forwarded to MA-AHMA with your application)

  2. Email attachments to terry@mid-atlanticahma.org - use of compression technology such as WinZIP is highly recommended but not required. Files must be labeled with property name and COQ category. Due to file size, submissions may require multiple emails to not exceed email attachment size limit. OR

  3. Send via a shared DropBox file to terry@mid-atlanticahma.org : applications can be submitted in this fashion with each file labeled with the property name and COQ category. Please send a separate email or call the MA-AHMA office to verify that your DropBox submission was received and could be opened.

Submissions will not be completed and sent to NAHMA until the payment of $150 has been received by our office. 

The COQ application is divided into the following parts:

Category 1 – Inspections
Category 2 – Financial Management
Category 3 – Employee Credentials
Category 4 – Programs and Services
Category 5 – Endorsements
Category 6 – Photographs and Reports

 How to prepare the e-COQ Submission

The e-COQ Submission should be made in the form of seven different electronic (digital) pdf files (representing the seven parts of the application above).
All documents supporting each of the following categories should be included in each file.

Please name each of the eight files that represent your complete electronic COQ submissions by referencing the Property Name and the category of the application.

Examples:

Westfield Apts. – App  - This is the Application Contact Information Sheet and should include the Point Summary Chart.

Westfield Apts. – Cat 1 – This is the submission for the Inspection Category

Cook Towers – Cat 3 – This is the submission for the Employee Credentials Category
