9:15 -10:45a.m. Interviewing Skills for Managers of Affordable Housing –

One of the most important skills any affordable housing manager can possess is the ability to interview applicants and residents and to obtain the information required to determine eligibility—this is also one of the greatest weaknesses of most affordable housing managers. This session provides concepts and tools that will aid managers as they conduct their interviews. Techniques apply to all interview settings including initial eligibility interviews, interim certifications and annual recertifications. The primary emphasis is on the initial eligibility interview since it is so critical to the housing process. The skills taught during this session will also assist managers in detecting fraud and in dealing with third parties when resolving discrepancies.  AJ Johnson, Instructor.

11:00.m. – 12:15p.m. Dealing with Challenging Income Determinations for Affordable Housing – This session is applicable to all federal housing programs, including the low-income housing tax credit, tax-exempt bonds, Section 8, Section 515, HOME and Public Housing. A comprehensive discussion of employment income is a major part of the training, along with military pay, pensions/social security, self-employment income and child support. Recommendations regarding projecting income from year-to-date information will be made as well as how to determine income from “gig” employment, such as UBER drivers. AJ Johnson, Instructor

1:30p.m. – 3:45p.m. Advanced LIHTC Compliance Issues for Compliance Managers

This session is intended for LIHTC Credit managers and other staff responsible for ensuring compliance with the requirements of the LIHTC program. This training covers complex issues such as eligible and qualified basis, the applicable fraction, first year credit issues, determination of placed in service dates, acquisition/rehab projects, combining credits with tax-exempt bonds, combining credits with HOME program, the Available Unit Rule, employee units, mixed-income properties, acceptable fees and the Vacant Unit Rule.  AJ Johnson, Instructor
