Staying compliant with the LIHTC program isn’t just about theory—it’s about practical implementation. This hands-on webinar emphasizes the everyday compliance challenges that can trip up even experienced property management teams and result in costly findings during state agency reviews and on IRS Form 8823s.
 
Participants will learn how to effectively organize and maintain tenant files, understand what should be included in the file, and avoid the most common documentation mistakes found during monitoring reviews. The session will also address document retention policies and how to confidently prepare for compliance audits by knowing exactly what reviewers will examine.
 
Beyond file management, the training explores real-world compliance tools, including proper use of the Tenant Income Certification (TIC), common reporting errors, and strategies for working effectively with compliance departments and owners. Attendees will also receive practical guidance on managing mixed-income properties, navigating layered program requirements, and handling complex household changes.
 
This session, presented by AJ Johnson, aims to provide clear, practical steps to reduce risk, prevent noncompliance, and enhance overall operational discipline.
