Documentation of Lease Violations for Affordable Housing: Effective documentation is essential for enforcing lease provisions and protecting an owner’s eviction rights. Documenting Lease Violations in Affordable Housing offers property managers practical guidance on identifying, recording, and addressing common and serious lease violations while ensuring compliance with affordable housing program rules. This session explains how to recognize and document issues such as hoarding, tenant-on-tenant harassment, assistance animal violations, smoking policy violations, unauthorized occupants, and disruptions to quiet enjoyment. Participants will learn how to properly prepare notices, build compelling case files, and avoid fair housing pitfalls that could weaken enforcement actions. Real-world examples and case law demonstrate what courts and regulatory agencies expect when reviewing documentation. By the end of the session, attendees will understand how thorough, consistent documentation supports fair, lawful, and effective property management in both LIHTC and HUD-assisted communities.
