This 4-hour course discusses proven techniques for the successful marketing of affordable housing properties, including those with Low-Income Housing Tax Credits. The course covers the special concerns of tax-credit properties, such as eligible basis, minimum set-aside, maintaining the applicable fraction, and compliance with extended use agreements. Workable marketing strategies for properties of all types are discussed, including desirable amenities, energy efficiency, key elements of a successful marketing program, and special techniques for marketing affordable properties without discouraging the market renters in a mixed income property, and complying with fair housing law while marketing. The session concludes with a discussion of handling “troubled” properties.
