1 p.m. | Budgets & Renewals Join Sandy Armentrout and Dorothy White for a discussion on contract and rent renewals. We will review the most popular contract renewal options and include important points regarding the Rent Comparability Study (i.e., if and when it is needed, the required cover letter, etc). In addition, we will touch on the rent renewal and utility adjustment process and what occurs if all the essential documents are not received.
2 p.m. | Special Claims Tammy Rumon will provide a review of Special Claims including important information on the requirements for submitting claims for vacancy, unpaid rent and damages. Time-permitting following these two sessions, the Fund will host a general Q & A for all your questions.

3:15 p.m. | Bed Bug Overview Phillip Smith, WV Dept. of Agriculture, and Bruce Perrone, Legal Aid of WV, will provide an overview on the topic of bed bugs, including costs associated with bed bugs, treatments, realistic expectations, proactive response plans, early detection, media response and what the WV Landlord-Tenant Law says about bed bugs.

A Review of Income/Assets/Expenses Bonnie Wilpon returns to share everything you always wanted to know about income, assets and expenses but were afraid to ask! What counts and what doesn’t…and how can you handle verification challenges like irregular income? We’ll learn to make sense of imputed assets, the difference between cash value and market value and when assets become income. Using examples and your own issues, we’ll explore child care, disability and medical expenses too!

We’ll review HUD’s requirements for using and keeping EIV reports, examine EIV Policies and Procedures reminders and explore recent updates. Bring along your questions, issues and “EIV problem children” so you can return home with an answer. . .and with confidence!

3:30 p.m. | Top Drug Trips & Tips Lt. Napier with Charleston Police Dept. and Metro Drug Unit joins us to provide an overview of the top drugs that are problems in our apartment communities, how to identify/recognize them and how to “handle” residents under the influence. Learn tips for preventing drug use/abuse on your property and legal/law enforcement tips on how to deal with them if they’re already present. This session provides will focus on practical information that you can use immediately. Your questions and participation is encouraged.
